I want to tell you about a great way to generate an extra cash flow on your real estate property today. If you are a property owner and have property along a
primary highway, Interstate or busy city street, you  may want to consider leasing a space on your property for a It could be a more lucrative decision
than you may think. I want to share with you a few tips about how to get started. No, it is not complicated or thousands of property owners like you across America
and around the world would not already be doing it.

Let's get started. Leasing a location on your property for a billboard and how you get paid. When renting a billboard space on your property to a billboard
company, you have several different options ranging from a lump sum annual cash payments, to monthly payments, or combinations of both. You may want
to even consider a lease with a guaranteed monthly annual income or a percentage of the advertising gross sales, which ever is greatest.  

The typical outdoor billboard's footprint for a standard monopole billboards requires approximately a 5’ x 5’ space max. You do have concrete poured around
it which is normally below the surface and out of sight. The impact to your property is very minimal and the main structure is high in the air out of harm's way.
Not to get your hopes up but most property owners make more off of their billboard property leases than they do off of the offices or building spaces they lease
on the same property if you consider the square feet they occupy. This is quite common in cities in high profile addresses. In rural areas on farmland a good
billboard property lease is far more profitable than any crop you may plant in a 5' X 5' area.

The property owner normally has the option to restrict certain advertising displays from adult entertainment ads, alcohol or tobacco ads, or any ads that would
compete with a business at the billboard site, or ads one would find politically offensive. These are all restriction you can have written into your lease
agreement. In addition, the billboard company normally pays all Tangible Property taxes and permits associated with the sign structure.

A typical outdoor billboard property lease today runs from 10 to 30 years with built in increases in revenue generally stair stepped up every 5 to 10 years. In
the cities like New York and Chicago and LA it is not uncommon for leases to be much shorter 5 years and up. If you are leasing property to a billboard company
remember they have a very large investment and they are taking all the risk, a billboard property lease needs to be profitable everyone.
