I want to tell you about a great way to generate extra cash flow on your real estate property. If you are a commercial property owner who has property along a primary highway, Interstate, or busy city street, you may want to consider leasing out a few square feet for a billboard location, it may be more lucrative than you may think. I want to share with you a few tips on how to get started.
No, it is not as complicated as you may think, thousands of property owners like you across America are already taking advantage of it and raking in thousands of dollars a year.
Let's get started with how to lease a billboard location on your property and how you get paid. When renting a billboard space on your property to a billboard company, you have several different options ranging from lump sum annual cash payments to monthly payments, or a combination of both. You may want to consider a lease with a guaranteed monthly payment or an annual payment with a percentage of the gross annual advertising sales, whichever is greatest.
The typical outdoor billboard's footprint for a standard monopole billboard requires approximately a 5-foot x 5- foot space at ground level. You do have concrete poured around it which is normally below the surface and out of sight that requires additional space. The impact on your property is very minimal, and the main structure is high up in the air out of harm's way.
Not to get your hopes up but most property owners make more off their billboard property leases than they do off the offices or building spaces they lease on the same property if you consider the square feet, they both occupy at ground level that is a lot of money. Most leases include a built-in revenue increase, stair-stepped every 5 to 10 years. In cities like New York, Chicago, and LA, it is not uncommon for leases to be much shorter some are five years and up.
If you are leasing a property to a billboard company, remember they have considerable investment and taking most of the risk, a billboard property lease needs to be profitable for everyone.
